The Koffler Investor Group is one of very few loan servicers in the country with a substantial history of creating effective loan modifications. Loans need to be set up in in our Loan Services program (performing loans) [specialty Loan Services can be added upon request by client for non-performing loans] for the modification and the re-performing loan serviced. The schedule below shows the many hard money-related documents and services that private investors, private money brokers and private money lenders in any state can receive from KIG. Additional services will be quoted upon request.
DOCUMENT or SERVICE FEES
Monthly Loan Servicing – Per Loan – Per Lender [on Multi-Lender Loans] $25
Assignment accomodation recording only $100 plus cost
Assignment of beneficial interest preparation $250
Data entry fee to reset any loan terms $75
Data research for missing file setup or bankruptcy, etc. data $100 per hour
Due diligence or basic loan file review, per KIG person $200 per hour
Escrow/Impounds research for taxes/insurance set up in servicing $200
Eviction coordination set-up fee (specialtyloan servicing) $50 set-up
Facilitate loan modifications at direction of Lender $750 + $75 re-set
Foreclosure coordination, only in California $250 set-up
Grant Deed or Quit Claim Deed $250
Loan servicing transfer fee, RESPA "welcome" or "goodbye" letters $25 per loan
Maturity notice preparation and mailing $75
California-specific pre-foreclosure compliance work $500
Ownership & encumbrance report (special loan handling req.) (Title Search) $175
